Palmela's acceleration is not an isolated episode: it belongs to a deeper movement across the whole Setúbal Peninsula, which closed the first quarter of 2026 with a median transaction price of €2,996/sqm a year-on-year rise of 28.9%, the strongest regional appreciation in the country (INE). At the same time, bank valuations on the Peninsula have narrowed the gap to Greater Lisbon to roughly 18% , the narrowest on record. The geography of value is being redrawn, and Palmela is on the right side of the map.
